Mnandi Green City is a landmark zero-carbon urban development vision for Mitchell’s Plain, positioned along the False Bay coastline. Conceived as a vibrant, inclusive, and resilient precinct, the project responds to the need for large-scale, integrated urban regeneration in historically underserved communities. It introduces a new model of development that combines housing, mobility, public space, and economic infrastructure within a cohesive, future-focused framework.
At its core, the project is structured around a blue-green urban system that integrates ecological infrastructure with the built environment. Landscaped public spaces, water-sensitive design, and connected mobility networks form the foundation of a pedestrian-oriented city, promoting accessibility, safety, and environmental resilience. The development seeks to reconnect surrounding communities to the coastline while creating a network of active public spaces that support social interaction, well-being, and long-term sustainability.
Mnandi Green City is designed as a mixed-use urban node, incorporating residential neighbourhoods, student accommodation, educational facilities, commercial activity, and community infrastructure. A central mobility hub anchors the development, linking rail, bus, and pedestrian networks while catalysing economic activity and job creation. The project adopts a phased delivery approach, enabling scalable growth while maintaining flexibility to respond to social, environmental, and market dynamics over time.
Developed by Samshaw Property Investments in partnership with Concor and Own Haven, the project was submitted as part of the Cape Town C40 Reinventing Cities Competition and has been shortlisted as a finalist. Mnandi Green City represents a forward-looking benchmark for sustainable, climate-responsive urban development in South Africa, with the potential to serve as a replicable model for future city-building initiatives across the continent.
